Egerton - Site 3, Crockenhill Road/ Forstal Road
Site 3, Crockenhill Road/ Forstal Road 2.346 acres (0.9 ha)
In response to the Call for Sites in May 2018, a plan was submitted to include 4 detached and 4 semi-detached houses, trees, a pond and a wildflower meadow. The plan was modified (31/5/19) to include 2 2-bedroom bungalows, 4 semi-detached 3-bedroom houses, 2 detached 3-bedroom houses and 1 detached 4-bedroom house, with a woodland buffer on the corner of Forstal Road and Crockenhill. On 11/10/20 a reduced site plan was presented with 2 2-bedroom bungalows and 4 3-bedroom bungalows in the area of the original site nearest to the current bungalow (Shalimar).
Location – beyond the Egerton Forstal confines and therefore not compliant with Ashford 2030 Plan unless treated as an exception site; does not provide a green gap between the site and existing property.
Type of housing – Some scope for starter or down sizer homes, or self-build, rather than affordable.
Character and visual impact – does not affect key views but localised visual intrusion, and no scope for recreational green space in the final revision of the site plan Access – has an adverse impact on residential properties opposite, and on traffic congestion in Forstal Road and at the T-junction and on Crockenhill.
Considerable local opposition on the grounds of impact on traditional landscape character; sound, light and visual intrusion on neighbouring properties; traffic congestion; sewerage system already at capacity; no affordable housing.
